Flower Mound & Lewisville Mortgage Lender | TMP

Mortgage lender in Flower Mound, Highland Village, Lewisville, Lantana TX and surround areas

We didn’t pick this corner of North Texas as a service area on a map – we live in it. Between us, Elizabeth and Shea have called this stretch of Denton County home for more than 20 years, which means when we talk about a neighborhood, a school boundary, or how a particular lake-adjacent community handles HOA approval, we’re not reciting a market report. We’re talking about our own backyard.

Flower Mound, Highland Village, and Lewisville – along with Lantana, the large master-planned community that rounds out this corner of Denton County – function as one connected area more than a handful of separate places. Shared schools, shared lakes, shared small businesses, and a lot of families who move between them without ever really leaving the area. We help homebuyers and homeowners across this entire corridor, and each community has its own personality worth understanding before you buy, refinance, or tap into your equity.

Why Local Planning Matters Here

This is a community built around families, stability, and staying put — not a transient rental market. Home values here have held up well and generally sit above the national median, which changes the conversation in a good way: for a lot of our clients here, the bigger question isn’t “can I qualify,” it’s “what’s the smartest way to use the equity I’ve already built.”

It’s also a corridor with a huge number of small business owners and self-employed professionals — which is exactly why our self-employed and Non-QM experience matters as much here as our conventional lending does. A mortgage planner who understands both sides of that equation, and understands this specific market, tends to get better outcomes than a call-center lender working from a spreadsheet.

Flower Mound

Flower Mound has been named one of the best suburbs in the country more than once, and once you spend time here it’s not hard to see why. It’s a family-first community with genuinely safe neighborhoods, some of the best high school football in the state at Flower Mound High School and Marcus High School, and a level of outdoor access that’s rare this close to two major cities.
Lakeside, along the north shore of Lake Grapevine, and The Riverwalk at Central Park — a 158-acre mixed-use development — have both added real momentum to the area in recent years, blending walkable retail and dining with the same family-community feel the rest of Flower Mound is known for. Golfers know the area for Tour 18 and Bridlewood, two of the courses that give this part of Denton County its reputation among serious players.

Sitting almost exactly between Dallas, Fort Worth, and Denton, with easy access to DFW Airport, Flower Mound also carries real weight with relocating professionals and the thousands of small businesses that call this area home.

Highland Village

Highland Village sits along the west shore of Lake Lewisville, and the lake genuinely shapes daily life here — paddleboarding, kayaking, and lakeside campsites are part of the community’s identity, not just a bullet point on a city website. A five-plus-mile walking trail system runs throughout town, connecting neighborhoods to parks like Pilot Knoll Park, Doubletree Ranch Park, and the well-loved K-9 Kastle dog park.

Highland Village also has real cultural identity of its own, hosting both an annual Art Festival and a Balloon Festival that draw visitors from across the Metroplex. It’s a smaller, tighter-knit community than some of its neighbors, which tends to appeal to buyers looking for a quieter, more established feel without giving up lake access or proximity to everything Flower Mound and Lewisville offer.

Lewisville

Lewisville sits on the southern shore of Lake Lewisville and has been going through a genuine transformation, with a unique, historic downtown being revitalized into a walkable mix of housing, retail, and commercial space. It’s one of the more dynamic parts of this corridor right now — new development alongside long-established neighborhoods, anchored by Lewisville High School.

For buyers, that mix means real variety: established family neighborhoods, newer mixed-use living options, and a downtown core that’s becoming a genuine destination rather than just a drive-through.

Lantana

Lantana isn’t a city of its own — it’s a large, master-planned community in unincorporated Denton County, home to more than 10,000 residents with an identity every bit as strong as the incorporated cities around it. It’s built around a golf course and full amenity center, with an active HOA and a genuine sense of community life, right down to a long-running women’s club that speaks to how connected this neighborhood really is. It’s personal for us too, since it’s home turf for our team.

Just outside Lantana, Marty B’s has become a local institution for live music and genuinely excellent Texas barbecue — the kind of spot that gives this area real character beyond just the neighborhoods and amenities. A few minutes further, in the tiny community of Bartonville, Jeter’s occupies a converted old gas station and has built its own following for live music in a setting you won’t find replicated anywhere else in North Texas. Both are the kind of local, unpretentious spots that longtime residents point newcomers toward.

Loan Programs Homeowners in This Area Use Most

Conventional Loans — the most common path for move-up buyers and families purchasing in established neighborhoods across this entire corridor.
Self-Employed & Non-QM Loans — given how many small business owners and entrepreneurs call this corridor home, this is one of our most-used programs here.
Texas Cash-Out Refinance and Stand-Alone Home Equity Loans — with home values holding steady and often above the national median, many longtime homeowners here have real equity worth putting to work, whether for renovation, debt consolidation, or simply preserving a great existing rate.
FHA Loans and VA Loans — still strong options for first-time buyers and veterans entering this market, particularly in Lewisville’s newer developments.

Both of us have lived and worked in this corridor for more than 20 years combined. This isn’t a market we studied — it’s the one we’re part of.

What loan program is most common for buyers in Lantana?
Conventional financing is most common, given Lantana’s established, higher-value housing stock, though we also see strong demand for cash-out refinancing among longtime homeowners looking to tap equity for renovations.
